What an estate agent does for you

An estate agent assesses the value of your property, prepares a brochure with photos and floor plans and offers the property to suitable buyers. The agent organises viewings, answers questions and checks in advance whether prospective buyers have their financing in place.

The agent remains your point of contact until completion: negotiating with interested parties, preparing the documents for the contract and supporting the handover. When letting, the agent takes care of the listing, viewings, tenant selection and the tenancy agreement.

How to prepare your request

For an initial assessment, the agent needs the key facts: type of property, living space, number of rooms, year of construction and condition. Also mention what has been modernised in recent years, for example the heating, windows, roof or bathroom.

Where available, have floor plans, the energy performance certificate and a current extract from the land register to hand. For a flat, add the documents from the owners' association, such as the minutes of recent meetings. If the property is let, an overview of tenancy agreements and rents is helpful.

Comparing estate agents properly

Check how well the agent knows the market in your area. Ask about comparable properties they have sold and have them explain the price they suggest. A particularly high price suggestion is not a good sign in itself if it cannot be justified.

Before instructing an agent, clarify which services are included, how long the agency agreement runs and whether it is exclusive. Also ask about the commission: how much it is, who pays it and when it is due. The rules on this differ from country to country, and a reputable agent will explain them openly.

Questions and answers

Estate agents: frequently asked questions

Do I have to give an agent an exclusive mandate?

That is up to you. Many agents prefer a sole agency agreement for a set period, because it lets them plan the marketing better. There are also non exclusive agreements, where you can sell yourself or through other agents at the same time. Have the term and conditions explained to you in detail before you sign.

Is a valuation by an agent enough, or do I need a formal valuation report?

An agent estimates the market value based on comparable properties and knowledge of the area, so that you can find a realistic asking price. A report by a qualified valuer is more detailed and is often needed when an authority, a court or several heirs require a reliable value. Which you need depends on the reason.

Can I sell a let property through an agent?

Yes. Let flats and houses are often bought as investments. To market them, the agent mainly needs the tenancy agreement and an overview of rent and service charges. It is best to agree with the agent in advance how tenants will be informed about viewings.

What does the request cost me?

Nothing. The request is free for you and without obligation. You decide for yourself whether to work with a estate agent and which one.

Up to three from your region that offer exactly this service. Your contact details only go to them.
